The zoysia is the expensive part, not the stump

Foxland Harbor is five hundred acres of lakefront wrapped around championship golf, and the turf is Cavalier zoysia. That matters to anyone bringing equipment in, because zoysia goes dormant and brown from late autumn until well into spring, and a machine that scars it in January leaves a mark that will not knit until June. Where a lot sits against a cart path, the club controls access across its turf and damage to it is billable.

So the calculation on a cart-path-adjacent lot is not really about the stump. A twenty-inch red maple is forty minutes of work. Getting to it across managed turf, in the wrong season, with the wrong machine, can cost several times the grinding.

On the other side of the community are the bluff lots, dropping steeply to Old Hickory Lake, with sycamore and black willow down on the shoreline and redcedar clinging to the limestone edges. A grinder does not walk down that under its own power. It gets winched, matted and worked from a fixed position, or it does not go down at all.

Who owns the ground and who signs for it

This community is genuinely five communities. Revery Point is condominium, The Greens is townhomes, The Fairways and The Links are single-family, The Estates is something else again, and the association dues range from a few hundred dollars a year to several thousand depending on which of those you are in. That range exists because the higher tiers include grounds maintenance.

Which means the first question is not what the stump is. It is whether the ground it stands on is yours to authorise work on, or common area maintained under your dues. On a condo or townhome address that answer is frequently the association, and the right move is a single email to management rather than an owner booking a machine independently.

We would rather sort that out before quoting. It costs one phone call and it avoids the situation where the work is done, the invoice is written, and nobody is certain who is paying it.

Cart paths, dormant zoysia and the route to the stump

Where a route crosses club-maintained turf or a cart path, we do not improvise. Boards go over any path a machine crosses, because a tracked or narrow-tyred unit on a cart path leaves a mark, and matting goes down on turf regardless of how dry it looks.

Season matters more here than anywhere else in Gallatin. Zoysia in active growth recovers from compression in a fortnight. Dormant zoysia does not recover at all until it breaks dormancy, so a scar made in December is a scar in April. Where the job is not urgent we will say plainly that waiting until the turf is growing is the cheaper decision, even though it means we do not get the work this month.

The practical version: tell us which street you are on, how far your working area sits from the nearest path, and whether the club has a stated rule about contractor access on your side. That gets settled before a date, not on the morning.

Bluff lots and keeping the wood spoil out of the reservoir

On the lots that fall away toward the water, the grinding is the straightforward part and the geometry is not. The machine works from a fixed position with a winch line rather than driving the slope, and the operator has to be able to retreat, which sets a limit on how far down a stump can be and still be reachable.

What cannot happen on a bluff lot is loose spoil left on the face. A heap of wood and soil on a slope above a reservoir sheets straight into Old Hickory Lake with the first heavy rain, and sediment leaving a property is precisely what Gallatin's stormwater chapter addresses. So the spoil comes back up. It gets bermed and socked while the work is in progress, and either raked out flat well back from the edge or barrowed to the trailer.

Sycamore and black willow, which are what is growing down there, both produce huge volumes for their diameter, so the haul on a shoreline stump is a real line on the quote rather than an afterthought.

Am I liable if your machine marks the course turf?

It should never get that far, because we do not cross club ground without it being agreed and boarded first. If a route genuinely has to cross maintained turf, that gets arranged with the club in advance and matted, and the arrangement is written into the job before the date. What we will not do is take a shortcut across a fairway edge and leave you explaining it.

Can you reach a stump halfway down the bluff?

Often, and the deciding factors are the angle, the ground and whether the machine has a safe fixed position above it. Send photos from the top looking down and from below looking up. If it is reachable we winch and mat it; if it is not, we will tell you that rather than take the job and improvise on the day.

Should I wait until spring?

For anything on or near zoysia, usually yes. Dormant turf does not repair, so a compression mark made in winter stays visible until the grass wakes up. If the stump is a hazard or you are selling, we work through it with heavier matting. If it is cosmetic, waiting costs you nothing and saves the lawn.

The condo association maintains our grounds. Do I call you or do they?

They should, and it will be simpler for you. On the maintained product types the grounds are handled under your dues, so a stump in a common area is management's to authorise. Forward them the photos and our number. If it turns out to be inside your own limited area, we come back to you directly.

What happens to the chips on a lakefront lot?

They come away from the water, always. Nothing gets pushed over the bank. Depending on the lot it is raked flat well back from the edge and behind a berm, or barrowed up to the trailer and taken away. On a shoreline sycamore that haul is a significant part of the job, so it is priced openly rather than buried in the total.
