Nexus is seven minutes from us off Highway 109 at Albert Gallatin Avenue, so yes, Tellico Street, Mackinac Bend, Linn Cove Court, the townhome runs, all of it. Small builder stumps are cheap to grind and quick to schedule, usually inside three or four working days.
The warranty tree died and the builder has moved on
Nexus has been going up since 2023 and is still going up. What that means for anyone living here is that the trees in the ground are two and three-inch caliper stock planted into a pad that was graded flat and compacted hard, and a fair number of them do not make it past their second summer. Sometimes it is a girdling root that came in the nursery pot. Usually it is that the soil was compacted for a foundation, not for a root system, and the tree simply never got out of its planting hole.
The builder replaces the first one, if you catch it inside the warranty window. Nobody grinds out the old one. So the new maple goes in three feet to the left and the dead stub stays where it was, in the middle of a very small lawn, in front of a house you are still paying a mortgage on.
On a townhome pad of around four-hundredths of an acre there is barely a yard to speak of. That stub is three feet from the foundation, three feet from the fence, and directly over whatever the landscaper buried at four inches.
What the locate misses before a Nexus grind
The rules are the same here as anywhere in Tennessee: at least three business days notice before earth is disturbed, and the utility then has 72 hours to mark its facilities. On a street this new the marks come back fast and accurate, because everything was installed recently and mapped properly.
The trouble is that the marks stop at the meter. On a two-year-old lot the shallow layer is dense and completely unrecorded: irrigation laterals trenched at four to six inches, low-voltage lighting cable stapled down under the mulch, an invisible fence loop around the perimeter, a downspout drain sleeved out to the street. None of that is on any ticket, and all of it was put in after the utilities and above them.
So the homeowner flags it. Walk the yard, mark the heads with flags, find the lighting transformer and trace which way the cable leaves it, and tell us where the fence loop runs. Ten minutes of that saves an irrigation repair that costs more than the grinding.
Three feet from a slab and three feet from a fence
A grinding wheel throws material sideways and it throws it hard. Vinyl fence panels mark, fiber cement siding chips, and a neighbor's window is closer here than in any older part of Gallatin. So the shielding goes up first: plywood against the fence, a rubber curtain on the discharge side, and the operator positioned so the throw runs into open lawn rather than into the house.
Depth is the other adjustment. Six to eight inches below grade is plenty for a replacement tree or a bed, and next to a slab-on-grade foundation there is no reason to go further chasing roots that were never big enough to matter. On a two-inch caliper tree the entire root system fits inside a circle you could cover with a bath towel.
Access to a townhome back yard is usually through a single gate off a shared path, and it is frequently narrower than the standard machine. Measure it. On these pads it decides everything.
Small stumps and the minimum service call
Grinding a six-inch stump takes about four minutes. The drive, the trailer, the fuel and the setup take the same as they would for a forty-inch oak, which is why there is a minimum call and why one small builder stump on its own is the worst value we sell.
The fix is bundling. If three houses on Brooklyn Crossing Road all lost the same cherry, that is one visit and three discounted stumps. If the South Village common areas have a batch of dead stock, the association's landscape contractor can hand us the whole list at once and it costs a fraction of picking them off individually.
If you genuinely have exactly one and no neighbors with the same problem, the honest advice is to hold it until you need something else done, or until spring when someone on your street will. We will tell you that on the phone rather than take the minimum charge for four minutes of work.
Flag these yourself, because the locate ticket will not
- Irrigation heads and the lateral runs between them, usually four to six inches down
- The low-voltage lighting transformer and the direction its cable leaves the wall
- An invisible fence loop, which follows the property line and is shallower than everything else
- Downspout drain lines sleeved out toward the street or the swale
- Any conduit the builder ran under the driveway apron
- The gate width to the back yard, measured post to post
- Which side of the fence is yours on a zero-lot-line pad

My builder tree died. Do I get it replaced or do I pay for this?
That depends on your warranty period and what the contract says about plantings, and it is worth reading before you call anyone. What we can tell you is that a warranty replacement almost never includes removing the old root plate. So the usual outcome is the builder brings a new tree and you deal with the stump separately, which is a small job if you get it done at the same time as a neighbor.
How close to my foundation can you grind?
Close enough for anything a two or three-inch caliper tree left behind. The wheel needs about a foot of clearance to work in, and we keep the depth to six or eight inches next to a slab because there is no reason to go deeper. If the stump is genuinely touching the foundation we will say so and hand-cut what the machine cannot reach.
Can you get into a townhome back yard?
Usually, through the gate off the shared path, and the answer is decided by that gate rather than the yard. Anything over thirty-six inches clear takes the standard machine. Between twenty-six and thirty-six we bring the narrow one. Under that, we look at whether a panel comes off or whether the job is done from the front.
How do I get grass to grow back over it?
Rake the chip out rather than tamping it in, backfill with topsoil to a slight crown because it will settle, and seed or sod straight away. Chip left in the hole ties up nitrogen for a season and the grass over it will look yellow and thin. On a lawn this small the difference is immediately visible from the street.
