Fairvue covenants put a clock on the bare patch

Nobody in Fairvue calls about a stump because the stump bothers them. They call because a letter arrived. The covenants here set out how long a dead tree, a stub or an area of bare ground is allowed to sit, and on golf-frontage lots that gets enforced, because the lawn is not just your lawn. It is part of what everyone on the fairway is looking at.

What makes that awkward is the finishing rather than the grinding. Plenty of contractors will take a stump down below grade, leave the spoil heaped where the tree was, and call the job complete. Technically it is. It also looks exactly like an unfinished job from the cart path, and it will get you a second letter.

The other thing that slows people down is access. Sections of this community are gated with private ways, and a crew that arrives at the gate without a code arranged does not get in, which wastes a morning for everybody and pushes your date out by a week.

The gate is the schedule

Before a date goes on the board for a Peninsula or Gracie Lake address, three things are settled: who issues the access code, what window a contractor vehicle and trailer are permitted in, and whether a resident needs to be present. That is a five-minute phone call made a week ahead, and skipping it is the single most common reason a Fairvue job slips.

They come out shallow and wide, and the grind has to run past the flare or the sprouts come back.

Around the 1832 mansion and along the older drives there is something completely different: remnant southern magnolia and eastern redcedar that predate the golf community by a long way. Anything of that age we want to look at properly before it is written off, because a magnolia that looks finished from twenty feet is often not, and because a tree of that standing is not a routine removal.

The newer phases run to October Glory maple, willow oak and Leyland cypress screening, all of which grind straightforwardly. It is the pear and the old specimens that need the conversation.

The Knoll and The Retreat: no side yard for a grinder

The attached homes and villas run from about fourteen hundred to a little over two thousand square feet on zero-lot-line pads, and the higher HOA tiers on those sections mean the association's contractor maintains the landscape rather than the owner. That changes who signs before anyone grinds anything.

So the first question on a villa address is whose ground the stump is standing on and who has authority to approve work on it. Sometimes it is you. Often it is the association, and doing it the other way round creates a problem that costs more than the job.

Physically these are small, quick stumps in awkward spots, with almost no working room and neighbors close enough to hear the machine through a shared wall. They batch well. If four villas have the same dead ornamental, one authorisation and one visit handles the lot.

Get eyes on it before deciding. Southern magnolia sheds heavily and thins from below in a way that looks terminal and often is not, and some of the specimens on the older ground here have been there since long before the community was built. If it does have to go, that is a considered removal, not a routine one, and the stump alone will be a wide shallow plate.
